Why does my surveyor need a copy of my Title Report?

Land Surveyor is responsible for surveying what your Title Company
insures. Your Title Report contains a legal description of your
property that will allow us to complete thorough research and clarify
any title issues that may exist. It contains a description of
exceptions such as easements and title issues that are not defined in
the grant deed. It is critical that your Surveyor identify any and all
easements and/or occupation having influence over your property.
The Title Report facilitates the Surveyor's research process, which can have cost impacts. Without a Title Report, the Surveyor must perform additional research, which can lead to additional costs to the client.
